A building doing a different job

The Old City, 37902, warehouses were built to keep goods dry, and they were drained accordingly: a handful of large internal leaders, minimal redundancy and an assumption that somebody on site would notice a problem quickly. Those buildings now contain apartments, and the drainage has not changed. What was an acceptable design for a stock room is a poor one for a floor of bedrooms.

The original drainage was industrial. Large internal leaders built into the structure, very few of them, carrying whole roof areas.

The design assumption behind these buildings was that a small amount of water getting in occasionally was tolerable. Stock could be moved, floors could dry, and somebody working in the building would notice within a day.

Residential conversion removed every part of that assumption. Water now reaches finished ceilings, plaster and flooring in occupied homes, and it may not be noticed until it has been running for hours.

Redundancy is the specific weakness. A warehouse roof draining through two large internal leaders is efficient and it has no margin. If one blocks, half the roof has nowhere to go, and there is no gutter edge for it to spill over harmlessly.

The pipework itself is often original. Cast leaders built into a wall in 1895 have outlasted their design life comfortably, and where they have corroded the discharge goes into the structure rather than down it.

Ownership complicates the response more than the engineering does. After conversion, the roof and the leaders are usually shared while the damage lands on one owner, so the person with the problem is frequently not the person who can commission the fix.

Scheduled inspection is the whole answer on a building like this, and it is not an upsell. With this little redundancy the difference between a routine clearing and a flooded apartment is whether somebody looked at the roof before the storm rather than after it.
